You have seen the commercials and advertisements for free non profit grants, but can you really get non profit grants or is it just a big scam? Well, the answer is both. Stay with me for a minute and I will try to save you some time and give you some good resources at the bottom of the article.

“What did you do with my money?” That’s the question donors are asking themselves when they read your newsletter. Donors want proof, in words and pictures, that their donations are making a difference. They want to see that your organization is using their donations the way donors want them used. If you ask some individuals that have decided to become benefactors in the past, you will see that the most important thing you can achieve is awareness. In other words, a non profit donation operates just like an ad. Only in this case, we are talking about a free advertisement. And you all know that, with the right project, the right ad and a little determination, you can gain appreciation and respect from clients or partners. You are probably convinced by now that organizing a donation is a great idea. Now, the question remains: how exactly can you start? What do you need to do in order to have successful charitable giving? For starters, simply observe if there are such activities in your community. You will see that some businesses have small boxes where they collect money near the registers.

Hold an event that relates directly to the mission and purpose of your organization. An example would be having a speaker that is popular and that can draw a crowd. Have the speaker volunteer and charge people to attend.

Remember that in addition to your required minimum down payment, there will be closing costs on the loan. Closing costs, as a rule of thumb, usually run about 3% of the sales price. If the seller is not helping out with the closing costs you will either have to have funds for those in addition to your down payment, or you will have to seek a “no closing cost” loan and those loans will carry higher interest rates and require that your personal credit be pretty good.

Do not lie or fudge to the lender about gift funds. They are acceptable, just do not try to pretend they were savings you had under the mattress, etc. Gift funds become your own money and are just as good as savings for purposes of down payment.

“Can I trust you with my money?” This is one question donors are asking more often these days. Just this week (November, 2007) the head of the Red Cross in the United States was forced to resign because of a moral lapse he had at work involving a female colleague. Your donors want to know that your organization is trustworthy and financially responsible. Your donor newsletter is the best place to build that trust over time.
